A foreclosure cleanout empties a bank-owned or foreclosed house, and Louie Villareal handles them in Whittier and across the nearby LA and Orange County cities. Call or text (562) 781-9101 for a price. This job comes after the last owner is gone. Whoever holds the keys now has a house with someone else's life still in it, and nobody left to sort it. Louie takes out everything left behind, from the couch in the living room to the boxes in the closets, so the place is empty and ready to list.

What sets a foreclosure cleanout apart from a property cleanout for a family is who is calling. Here it's usually a realtor, a bank or an investor, often someone who never lived there and may not know what's inside until the door opens. Nobody is around to say keep this or toss that. The person with the keys decides, and Louie hauls what they want gone. If a tenant had to be removed first, that's an eviction cleanout.

Louie started Cast Out Hauling in 2025. He's owner-operated. He quotes every foreclosure and hauls it himself, with a small crew along when a full house calls for extra hands. He's open 24/7. When a listing date is close, his own words for how soon are a 24 hour turn around, and same-day work happens when his day has room. He works plenty of towns past Whittier too.

The full list of what goes on the truck, and what doesn't.

What gets left behind in a foreclosed house

A foreclosure pile is a whole household that stopped partway through. Beds still in the bedrooms. Dressers with clothes in the drawers. A fridge that may have been off for weeks. Kitchen cabinets full of dishes and a garage stacked with boxes. Some houses are half empty. Others look like the family walked out that morning and never came back. Sometimes there's a shed out back packed just as full as the house. If the shed itself has to go, or a dead hot tub sits in the backyard, Louie removes those too.

The people who call Louie for this need the house to show well. They're realtors getting it listed, investors about to start work, or the bank itself. They need the stuff gone and the rooms empty so photos can be taken and buyers can walk through.

What a foreclosure cleanout costs

The price is a single number covering the whole house, and it comes from how much truck space the load fills. The minimum is $120. A foreclosure is often every room at once, so the number depends on how full the house is, and Louie tells you what it is before anything gets loaded. Once it's on, the number doesn't change. Call or text (562) 781-9101 with a rough count of the rooms that still have stuff in them.

Two add-ons are the only ones Louie lists. Upstairs is +$25, which comes up in a two-story house or a condo with the bedrooms on the second floor. Carry over 50 feet is +$50. Each one is named before the work starts and never added after. He takes card, cash or Zelle, so whoever hired him can pay whichever way works for their books.

How Louie clears a bank-owned house

Nothing has to be dragged to the curb first. Louie carries it all out from where it sits, like a mattress in the back bedroom or a stack of boxes in the garage rafters. Narrow hallways and back bedrooms are just part of the job. Everything goes on a truck and a 6 x 12 x 4 hydraulic dump trailer. If the house is empty, tell him how he gets in when you call. He gives an hour window, so whoever has the keys knows when he's coming.

He works room by room until the place is empty. Louie usually works alone. When a big two-story place has heavy pieces upstairs, a small crew comes with him to keep things moving. If the person who hired him wants something left, like a fridge that goes with the sale or a washer the investor plans to keep, say so up front and it stays put. When he's done, the rooms are clear and ready for the listing photos.

Where a foreclosure load ends up

A lot of what gets left in a foreclosure is still good. Solid dressers and dining tables often make it out in one piece. Donation comes first in Louie's order. He takes the usable pieces to a local donation center, so somebody else gets use out of things that never needed to be thrown away.

What can be recycled gets recycled when possible. Real trash, like the stained mattress or the particleboard bookshelf that fell apart, goes to the landfill. The clothes in the drawers and the dishes in the cabinets get sorted the same way.

Old TVs and computers turn up in these houses too, and Louie takes them along with everything else in the rooms. If the job is mostly electronics, that's TV and e-waste removal.

What stays behind for someone else

Foreclosed houses often have a garage shelf of half-used paint cans or a gas can for a mower that's long gone. Louie won't take hazardous materials like paint, chemicals, fuel or asbestos, so those stay behind. Point them out when you call so nobody is surprised on the day.

He also won't haul concrete or dirt. If the last owner started a backyard project and left a heap of broken concrete or a dirt pile by the fence, that's not part of this job. Same goes for anything that would have to be shoveled up, like loose debris spread across a patio. Everything else, from the beds to the boxes in the closets, he can take. Call or text (562) 781-9101 and tell him what's in the house.

How the price works

Call or text (562) 781-9101. Louie looks at how much room it takes on the truck and gives you one number for the whole job. The number doesn't change once it's loaded. Jobs start at $120. The only add-ons: upstairs +$25, carry over 50 feet +$50. He tells you before he starts. More on how pricing works.

Questions

Questions about foreclosure cleanout.

How much does a foreclosure cleanout cost?
$120 is the least a foreclosure cleanout costs, and the full house gets one price based on how much of the truck it fills. Upstairs adds +$25 and a carry over 50 feet adds +$50, and those two are the only extras.
Can Louie clear a foreclosure on short notice?
He's open 24/7, and he works on a 24 hour turn around. Same-day work happens when his schedule has room. Call or text (562) 781-9101.
Will Louie take paint cans and chemicals left in the garage?
No. Hazardous materials like paint, chemicals, fuel and asbestos are refused, so they stay with the property.
Does everything have to be moved to the curb first?
No. He hauls each piece out of the room it's in, whether that's a back bedroom or a garage shelf.
What happens to furniture that's still in good shape?
Usable pieces head to a local donation center before anything else. After that, recyclable material gets recycled when possible, and only real trash ends up at the landfill.
How can a bank or investor pay?
Card, cash or Zelle. Louie gives one price for the whole job before loading, and it doesn't change once the house is on the truck.
